      [Please note that while some details tie up well with Richard Howes (husband of Ann Neave) and his daughter Ann, it seems to us surprising that the will does not mention other children of Richard who were still alive at Frances's death. So we are unsure whether this is the same person.]

      This is the last Will and Testament of me Frances Grimmer lawful wife of Edward Grimmer of the parish of Catfield in the County of Norfolk Labourer as follows namely First I give devise and appoint to my son Richard Howes all my messuages lands Tenements and Heriditaments both Copy hold and Freehold or of any other nature or tenure whatsoever situate lying and being in North Walsham in the county aforesaid late my Uncle Rices late Vicar of the parish of Happisburgh in the said County in the occupation of John Hemmant To Hold to him my said son for and during the term of his natural life without Impeachment of Waste in the Houses and Buildings which I devise he should keep (subject and charged as hereinafter mentioned my said son Richard to receive Rents, Issues and Profits of the said Premises to his own use during the Term of his natural life (except as hereinafter is excepted) And from and after the Decease of my said son ---- I devise the said Messuages Lands and Tenements subjected and charged as aforesaid to the Heirs of the Body of the said Richard my son lawfully to be begotten forever And for Default of such Issue (subjected and charged) I give and devise the said Messuages Lands and Tenements to my daughter Charlotte Howes to Hold for her for and during the term of her natural life without Impeachment of waste in the Houses and Buildings my said daughter aforesaid to receive the Rents Issues and Profits of the said Premises to her own use during her natural life (except hereinafter mentioned) and after her Decease I devise the said messuages and premises to the Heirs of the Body of my said daughter Charlotte lawfully to be begotten forever ( Subject and charged as hereinafter mentioned) and for default of such Issues I give and devise or appoint the same premises to my own right heirs forever
      And I do hereby nominate constitute and appoint Thomas Juby of Happisburgh in the said County gentleman and the aforesaid Richard my son Executors of this my Will I do hereby give and bequeath to Edward Grimmer my husband three pounds yearly and every year during his natural life to be paid out of the yearly Income Rents and Profits of my real Estate above devised by my Executors above named (as hereinafter mentioned) And I also give and bequeath to Charlotte Howes my daughter and her heirs forever the sum of five pounds to be paid every year by my above named Executors or the survivor of them his Executors or Administrators out of the yearly Income Rents and Profits of my real Estate above Devised to Richard my said son in manner (following that is to say) one Moiety or half of the above five pounds to be paid every half year successfully on the same Days on which the Rent becomes due and payable for the above premises and so to continue forever and the first payment to commence on the day the ----- payment for Rent becomes due then next after my Decease the three pound before given to Edward Grimmer my husband to be paid one ---- every half year during his natural life and becomes payable and due at the time and times my said daughter is payable And after the Decease of Edward Grimmer my husband my Mind and Will is the three pounds aforesaid given to my said husband be then given to Charlotte my said daughter that then instead of paying my said daughter five pounds a year my Daughter Charlotte and her heirs forever be paid eight pounds a year to be paid as above directed And my Will is if there is any Deficiency in payment in the above devised Legacies or either of them shall be made good to her them or either of them her Executors or Administrators or his Executors or Administrators out of the Rents and Pofits of my above devised premises to Richard my said son and I hereby charge and subject the Messuages and Premises so devised with the payment of such parts as shall be deficient and impaired? of the said Legacies given and bequeathed to Charlotte my said daughter and Edward Grimmer my said Husband by my son Richard out of the Rents and Profits of my real Estate On non payment thereof by the person or persons at such time or times entitled to the Premises I hereby authorize and empower Charlotte my said Daughter her Executors or Administrators to enter into the same premises above devised and the same to have and enjoy the Rents and Profits thereof to receive till she or they shall have fully received and received all the residue of the said Legacies which shall so remain unpaid ---- of the Income Rents and Profits of my real Estate and all Damages costs and Charges attending Recovery thereof And my Will and Mind is the above three pounds given the said Edward Grimmer my Husband to be in Lieu of my personals hereinafter mentioned and to be disposed of that if my said Husband objects then the above three pounds to be given to my Daughter to be paid as my said Husband's Decease
      And my Mind and Will is in case my Daughter dies before she marries and before Ann Howes my Grand- Daughter attains the age of twenty one years that Richard my said son provides proper maintenance wearing apparel and all accessories till she attains the age of twenty one years
      I also give and bequeath to Thomas Juby the sum of five pounds for his Executorship and Proving this my Will to be paid out of the Rents and Profits of my real Estate And I give and bequeath to the poor of the parish of Bacton ten shillings worth of Bread to be disposed of in three penny loaves the second Sunday next after my Funeral the Distribution to begin at the Widows first and the remainder of the Loaves where most need requires I also give to my son Richard my large Dining Table and Table Cloth two large silver spoons and my Bed on which I usually lay together with Bolster Pillows Blankets Coverlid ? Sheets and a pair of Pillow Cases in case my son doth not choose to keep the above devised furniture for his own Use my Will is it not to be sold but in that --- it be given to my Daughter Item I give to Edward Grimmer my Husband my bed without hangings as it stands and one Chair during his natural Life and after his Decease to be given to Ann Howes my Grand Daughter I give and bequeath to Ann my Grand Daughter my Gold Ring and my Ear Rings And I give and Bequeath to Charlotte my said Daughter the rest residue and remainder of my furniture and all my wearing Apparel and the Remainder of my silver spoons and all my Board Linen And my Will is that my Funeral Expenses incident to the Execution of this my Will to be paid out of the Rents and Profits of my real Estate aforesaid

      And lastly I do hereby revoke and make void all former and other Will by me at any time heretofore made and do declare this only to be my last Will and Testament being written on three sheets of paper annexed together In Witness whereof I have to the first and second sheet set my hand and seal this twenty sixth day of September in the Year of our Lord one thousand seven hundred and ninety four
